Loan balances are NOT lowered. The repayment is just stretched to 40 years. You borrow 200k you repay 200k That is why many are still losing their homes. Even taking a few hundred off the mortgage payment, but nothing can lower the escrow amount for property taxes and insurance. Get your contract w/ them, gather your notes and make a complaint with state atty general office. They should investigate the complaint and possibly help you recover funds but no guarantee. Chances are others have had the same experience.

If you haven’t resolved the issue, are still in your home and want to stay in your home there are other options such as doing a mortgage audit for TILA, RESPA and other violations, do it yourself loan mod, and other full service mod firms that get results. There are also attorneys who are jumping on the other side of the fence and offering foreclosure defense. Their price is usually similar to loan mods in addition to a monthly retainer fee, but you don’t make the payment while in the house.

It would depend on your situation which is best path.

Once you put AG on the title company start looking at other options. As a homeowner you have many more rights than you think you do and a lot more leverage as well. Getting educated on options is the first step.
